In case you didn't know, there is absolutely no charge to have a Realtor help you find a home, and guide you through the many detailed steps associated with purchasing a home. Purchasing a home these days has become a very complicated process and you should not attempt it on your own. Having Buyer Representation is critical to ensure you are making all the right decisions and protecting your best interest.
Initially, these free Buyer Representation Services include:
+ Internet home search and instant notifications of new listings on the market,
+ Appointment coordination with all other brokers for viewings of your preferred properties, and
+ Recommendations for financing options and coordination of loan pre-approval.
Once you have found a home for which you would like to make an offer, the Buyer Representation Services become more important. Specifically, I:
+ Write your offer using proper documents and protocols,
+ Formulate the terms of your offer based upon your wants/needs and what is in your best interest,
+ Negotiate aggressively on your behalf to get you the best possible terms and price in a legal and binding contract.
At this time, Buyer Representation Services reach their highest level of importance. Once you are under contract to purchase your possible new home, I coordinate and guide you through the inspection process. This stage has become the most vital step before purchasing any home, and can include:
+ Structural and Mechanical Inspections of All Major Systems in the Home,
+ Termite/Pest Inspections,
+ Mold and Toxic Drywall Inspections,
+ Title Research for Clear and Insurable Title,
+ Availability of and Cost of Hazard Insurance,
+ Availability of and Cost of Flood Insurance, and
+ Careful Evaluation of the Fundability of the Property.
The results of these critical inspections often lead to further negotiations on the purchase price and terms of the contract. You have a short amount of time to do these inspections and make decisions about moving forward. Oftentimes, I must aggressively work on the Buyer's behalf to negotiate new contract terms during this "window of opportunity." Once the inspection phase is over, the Buyer is legally bound to the terms of the contract and they cannot be changed.
Finally, post-inspections there are other activities that occur, and may include:
+ Purchase of a Home Warranty Contract,
+ Formal Appraisal of the Home's Value,
+ Final Loan Approval and Funding of the Purchase, and
+ Closing and Formal Transfer of Ownership.
